Chimney repairs and flashing in Edenbridge, Surrey & Sussex

Repointing, rebuilds, new flaunching, cowls, pots and new lead where it counts. Chimneys are the most exposed thing on the house and the first thing to give up, and a large share of the damp we get called to look at starts at one.

New lead flashing dressed around a stone chimney, AG Roofline
New lead flashing dressed around a stone chimney
What is included

Every chimney repair, covered

Repointing above the roofline

Weathered joints raked out and repointed in a mix that suits the brick, not a hard modern mortar that traps water in a soft Victorian stock.

Rebuilds where it is past pointing

Where the brickwork is spalled or leaning, the stack is taken down to sound work and rebuilt, reusing the original bricks wherever they are worth reusing.

New flaunching

The mortar cap around the pots cracks long before the stack does. Renewing it is a small job that stops water going straight down the inside of the chimney.

Stepped lead flashing

Chased into the joints, wedged and pointed, dressed over the covering. Done in lead, not in cement and not in flashband.

Cowls, caps and pots

Rain caps, bird guards and vented caps on unused flues, so a redundant chimney stops filling with water and starts drying out.

Removals and capping off

Stacks taken down to below the roofline and the roof made good properly where a chimney is no longer wanted or worth keeping.

Questions

Asked and answered

There is a damp patch on my chimney breast. Is it the roof?

Very often, yes. Cracked flaunching, open joints in the stack and a failed flashing all put water into the chimney where it runs down and shows up on the breast, sometimes a floor below. It is worth having looked at before anyone starts replastering.

Can you repair a chimney without full scaffold?

Small flashing work can sometimes be done off a properly secured roof ladder and tower. Anything involving rebuilding, repointing or working on the stack itself needs scaffold, and we will not pretend otherwise to win the job.

How much does repointing a chimney cost?

It depends on the size of the stack, the access and how much of it is sound. Quotes are free and given in writing after we have actually looked at it, which is the only honest way to price a chimney.

Should I take my chimney down if we do not use it?

Not automatically. A capped, vented chimney is cheaper to maintain than a rebuild and it keeps the look of the house, which matters on period property around the Weald. If it is genuinely beyond saving we will say so.

Do you fit bird guards and cowls?

Yes, on both live and disused flues. Jackdaws nesting in a flue is a very common local problem and a guard is a small job that saves a much bigger one.
