What is included

Every re-roof, covered

Stripped back to the rafters

Old covering, battens and felt all come off so the timber underneath can actually be seen. Rot and split rafters get found at this stage rather than after the tiles are back on.

Breathable membrane and new battens

Graded, treated battens at the right gauge for the tile, over a breathable membrane, so the roof space stays dry and ventilated instead of sweating under the covering.

New lead where it matters

Chimney flashings, valleys, abutments and soakers are renewed as part of the job. Reusing tired lead on a brand new roof is where re-roofs start leaking first.

Scaffold and access sorted

Proper scaffold, edge protection and a tidy site. The scaffold cost is in the quote from the start, not added on halfway through.

Skip, sheeting and clean-up

The old roof goes in a skip we arrange, gardens get sheeted, and the nails and clout heads get picked up off the drive before we leave.

Guaranteed and insured

Every re-roof is guaranteed and the business is fully insured. You get that in writing with the quote rather than as a verbal promise on the day.

How long does a full re-roof take?

A straightforward semi or terrace is usually a week or so once scaffold is up. A larger detached house with valleys, dormers and multiple chimneys runs to two or three weeks. Weather moves it, and you get told realistically rather than optimistically.

Do I need scaffold, and is it included?

Yes, and yes. Nobody should be stripping a roof off a ladder. Scaffold is priced into the quote up front so the number you are given is the number you pay.

Can you match the existing tiles on the rest of the house?

In most cases yes. Plain tiles, pantiles, concrete interlocking and natural slate are all available in matching or close profiles, and on older Kent and Sussex property we will look at reclaimed where the planners or the look of the house need it.

What happens if you find rotten timber?

You get shown it and told what it costs before it is replaced. Nothing gets quietly added to the bill, and nothing gets tiled over and forgotten either.

Will I need planning permission for a re-roof?

For a like-for-like re-roof, normally not. In a conservation area or on a listed building it can be a different story, and around Edenbridge, Westerham and Tunbridge Wells that comes up regularly. We will tell you if we think you need to check.
